About

A desk rental is a transaction. We're trying to build the other thing.

The idea

Take a rent-a-desk office and turn it into an incubator. Not by putting the word on the door, but by building the thing underneath it in the order it can actually be built: a floor that runs well, then a programme people would pay for on its own, then the relationships that take years and cannot be manufactured.

Renting a desk is the on-ramp. It is not the product. The product is what happens to your business because you were in the building.

Who it's for

People with an entrepreneur's temperament, and specifically people making physical products — things you can hold, ship and put on a shelf. Software founders are welcome, but they are not who this floor is designed around.

That focus is deliberate. A product business fails on landed cost, minimum order quantities, a lease nobody read properly, and inventory that ate the cash. Those are solvable problems with unglamorous answers, and almost nobody teaches them.

The honest part

Three phases, and we'll tell you which one we're in.

Plenty of places sell the last phase on day one. We would rather under-promise and be checkable.

    A floor that works

    Desks, parking, a board room and storage — run properly, priced so nobody is shut out. This is what exists today and it is what we ask to be judged on.

  2. Next

    A programme worth showing up for

    Monthly masterclasses on the unglamorous half of a product business, taught by people who do it for a living rather than people who have read about it.

  3. Later

    The introductions

    The part everyone calls an incubator. We will describe it when it is real and not before — there is no shortage of places promising a network they do not have.

Not gatekeeping means nothing is hidden.

It does not mean everything is free. The masterclass schedule, the curriculum, the prices and the written notes from every past session are public and always will be. The room itself is members-only because it seats eighteen — a capacity limit, not a judgement about who deserves to know things.

We publish a write-up of every session afterwards, free, for anyone. If you take the notes and never rent a desk, that is a fine outcome.

Where we come from

This is a sister business to Zenith Commercial, an Edmonton commercial real estate brokerage. That relationship is the reason a session on reading a commercial lease is worth attending here rather than anywhere else — negotiating them is the day job, not a topic someone researched for a slide deck.

It is also the reason we are careful about what we claim. In this trade you learn quickly that the tenant who was oversold remembers it for the length of the lease.
