Questions
Everything we get asked, answered plainly.
If the answer is not here, it is because we do not know it yet, in which case we will say so on the walk-through rather than guess.
Renting a desk
What exactly am I renting?
A place to work on the third floor of 12230 106 Avenue NW in Edmonton, with power, fast internet, the kitchen and the commons. Three kinds: a seat in the commons by the day or the month, one of 8 dedicated desks (4 on the west windows, the rest in the partitioned column), or one of 5 private offices with a door that closes. There is also one team room.
How do I rent one?
Email us with what you are building and how often you expect to be in. We will book you a twenty-minute walk-through of the floor, answer the price question straight, and if it fits you can start the same week. There is no application, no pitch deck, and no interview.
Can I rent by the hour?
Yes. A seat in the commons books by the hour with a two-hour minimum. Long enough to be worth the trip, short enough that a morning does not cost you a day.
Can I rent by the month?
Yes. A dedicated desk or an office is yours for the month, with monthly parking available alongside it. The commons has a flex plan (eight days) and an unlimited one.
Is there a day pass?
Yes. A day pass is a seat in the commons for the day, kitchen included, board room by the hour when it is free, and access to the masterclasses. No commitment.
Do I keep the same desk?
Dedicated desks and offices are yours. Commons members, hourly and day-pass visitors take whichever seat is free. Every desk and room has a stable id on the floor plan, so you always know which one you have.
Can two of us share one desk?
Yes. A shared desk is half a dedicated desk for $250 a month: mornings (7 to 1) or afternoons and evenings (1 to 9), or three days and two. Each half has its own locked drawer, the fob and the address. Bring your own partner or we will pair you with one.
Do you sell more commons memberships than seats?
Yes, the way a gym does, but far more carefully. A flex member buys eight days and uses about six, and nobody stays fourteen hours, so the commons sells about 2.6 memberships per seat. We watch the busiest hour, not the member count: when it passes 11 of 12 seats for two weeks, new flex memberships wait. Dedicated desks and offices are never sold twice.
Do I need to be making a physical product?
No. The floor is designed around people who make and ship physical things, because that is who the programming is for. Software founders, freelancers and remote workers are welcome; you will just find some of the masterclasses less relevant.
The offices
What is the difference between a dedicated desk and an office?
A door. The dedicated desks sit in partitioned pods along the west windows and down the middle of the floor; the offices are on the north wall, by the south stairs and in the south-west corner, each with a door that closes. Take the call, leave the boxes out, lock it at six. That door is what you pay the difference for.
How many offices are there, and what do they cost?
5 offices and one team room. 4 offices at $950, 1 corner office at $1,250, 1 team room at $2,800 a month. The floor plan shows every one by its room number. They are the scarce thing on the floor, so they are priced at the market, and the extras a founder actually uses are built in: an office includes 24/7 fob, business address, 1 heated underground stall, 2 board-room half-days a month, book the board room 30 days ahead. They are about the same size; the corner office costs more because it is the better room. The corner office and the team room are let by the month only; the other four by the month or the week ($325), never by the day.
Can I see which office is which?
Yes, on the floor page. Each office is drawn with its number and a note about the window and the size. Tell us the number you like and we will say whether it is free.
The board room and kitchen
Can I book the board room?
Yes, and how much of it comes with your plan depends on the plan. It seats 22 at a ring table with a microphone at every seat, 14 more chairs round the walls, two screens and three cameras. Every office includes two half-days a month; the team room a standing day every week. Desks and the commons pay the member rate, $75 an hour, when it is free. Non-members pay $135 with a two-hour minimum, $450 for a half day. Bookings go through the front desk so two people never turn up expecting the same room.
Can I lock in the board room every week?
Yes, as the standing day: the same weekday, all day, every week of the month, $1,400 instead of four days at $850. Only an office or the team room may hold one, there are two to hold, and the team room has one included. A desk cannot book a standing day; that is deliberate, so the calendar stays open for everyone else.
Can I hold a client or buyer meeting there?
That is what it is for. A buyer meeting on a laptop speaker at an open desk is not a meeting a buyer takes seriously. Book the room, plug into the screen, and it is a different conversation.
Can I book the kitchen?
The kitchen comes with the commons beside it, and the two together are bookable for an evening or weekend event: $95 an hour, three-hour minimum, standing room for thirty. For anything bigger, the board room for an evening seats thirty-six. That is where most of the networking on the floor happens.
Parking and storage
Is there parking?
Yes, and it exists in the real world rather than in the listing. 20 surface stalls beside the building and 15 underground stalls down a heated ramp. Street parking is not ours and we do not manage it.
How does parking work?
Pay-as-you-go members book a surface stall by the half or full day. Monthly members hold one for the month: $130 surface, $195 underground and heated, with your fob opening the gate. Every office includes one heated stall and the team room two. Desks and the commons include none, which is what keeps a desk at $395. No coworking space we know of in Edmonton includes parking at all.
Can I store inventory here?
Yes, from a shelf to a warehouse. A labelled shelf is $45 a month and a lockable closet $95 in the storage rooms by the core; downstairs, two concrete storage rooms in the underground hold locked, heated chain-link cages: $225 for a 10 × 15’s worth and $395 for 15 × 20, which is two 10 × 15 units under one lock. No parking stall is given up for them. The corner office includes a shelf and the team room a closet. Same fob opens the floor, the gate and the cage, and you load from your car.
Can the storage replace my self-storage unit?
That is what the cages are for. One business we are talking to keeps stock in two self-storage units across town: boxes, apparel, a chest freezer, the trade-show tent, shelving. Their two 10 × 15 units take about half of our underground storage; a heated 15 × 20 cage with racking to the ceiling takes all of it for $395, a few steps from the stall their van parks in, under the same roof as their office and the board room they meet buyers in. One fob, one invoice, one address.
Is the storage room heated, and is my stock insured?
Heated and alarmed, kept above 15°C. Your stock is yours to insure; most members add it to their own policy for a few dollars a month, and we can put you in touch with the broker two members use.
Is the kitchen a commercial kitchen?
No. It is a full staff kitchen for members and events, not an inspected commercial kitchen, so nothing you sell can be made in it. Scale Kitchens on 124 Street is the nearest licensed kitchen and several members rent hours there.
Can I receive parcels and deliveries?
Yes. Couriers deliver to the front desk on the third floor and we sign for them. Purolator, UPS, FedEx and Canada Post pick up from the front desk every weekday. Pallets come in through the underground loading bay, weekdays 9 am to 4 pm; tell us the day before.
Is there somewhere to photograph products?
Not ours, but yes. The big north-east room is sublet to a photographer, and members book her studio by the hour at her rate through the front desk. Backdrops behind the black curtain, north-east light, best from 9 to 11 am.
Masterclasses
What are the masterclasses?
One session a month, in the board room, on the hard skills of running a physical product business: the business plan, legal structure, business finances, the move to a storefront, and the supply chain from prototype to supplier. Taught by people who do these things for a living, including practising lawyers and accountants.
Are they included?
Yes, with every plan, day pass included. There is no separate ticket and no upsell.
Can I attend without being a member?
Yes, for the price of a day pass, if there is a seat on the night. Members register first because we cap a masterclass at 18. Season two opens a handful of seats to non-members at cost.
Are the sessions recorded?
No. A camera changes how people talk about their own numbers, and the value of the room is that founders say the real figure out loud. Instead, every session is written up properly and published on the blog, free, for anyone.
When is the next one?
The third Thursday of the month at 6 pm. Season two opens on 17 September with supply chain, then the storefront session on 15 October. Every date is on the events page, and every past session is written up on the blog.
What is Pastries & products?
The first Thursday of the month, 8 to 9:30 am, in the kitchen. A 124 Street bakery brings the pastries, everybody brings one thing they make and puts it on the table, nobody gives a talk, and there are no name tags. Open to everyone, desk or no desk.
Membership and money
What does it cost?
A day pass is $35. Hourly seats are $12 an hour with a two-hour minimum. The commons is $175 a month for eight days or $295 unlimited. A dedicated desk is $395 a month, $450 on the window, or $250 for half of one. Offices are $950 a month or $325 a week, the corner office $1,250 and the team room $2,800 by the month, each monthly door with a heated stall. Parking, storage and the board room are priced on the rent-a-desk page. GST is the only line we add.
Is there a minimum term?
No. Day passes are one-off. Pay as you go is per use. Desks and offices are month to month, cancel any month with two weeks’ notice, and nothing auto-renews into a longer term.
What does my plan include, exactly?
It is printed on the prices page as a table: access hours, the business address, parking stalls, board-room half-days, the standing day, storage, and how far ahead you can book. Nothing is included by accident. A desk includes a fob and the address and nothing else; the bigger doors include a heated stall and board-room time because that is what the people who rent them use. Everything a plan does not include is on the add-on list at the same price for everyone.
Are there hidden fees?
No activation fee, no deposit on a desk, no “community fee”. One month’s deposit on an office or a storage cage, returned with the keys. The price on the page is the price on the invoice.
Can my company rent several desks for staff?
Yes. Business accounts buy dedicated desks by the seat, $375 each at four or more, and manage their own people. Seat counts can change mid-month. A company that wants a door takes the team room, which includes 24/7 fob, business address, 2 heated underground stalls, a standing board-room day every week, a storage closet, book the board room 60 days ahead.
Do you take a share of my business, or want equity?
No. You rent a desk. What you build is yours.
What does “two weeks’ notice” mean on month to month?
Tell us two weeks before you want to stop and your last invoice is prorated to that day. No full-month penalty, no notice period that rolls into another month.
How do I book an hourly desk or the board room?
Email, or ask at the front desk; the reply is the confirmation. Seats are instant, the board room and the commons are approved by whoever is on the desk that day. There is no booking app yet; a person does it, which has been faster.
Can I use the address for my business?
Anyone with a desk or an office can use the floor as their mailing address for suppliers, the CRA and labels, and there is a $59-a-month business address on its own for people who have moved on to a storefront but want the parcels signed for. Mail is signed for at the front desk. Day pass and pay-as-you-go members cannot, because the address has to mean something.
Can I bring a buyer in without paying for the board room?
Yes. The commons and the kitchen table are free for a short meeting, and the team room is free to members for an hour when nobody has let it. The board room is the one you pay for, because it is the one with the screens and the microphones.
What is free right now?
As of October: 3 of the 6 doors (2 offices, the team room), -1 dedicated desks (0 on the window), 9 surface stalls, 4 underground, 11 storage units. Ask and we will tell you the number that day.
The building
Where are you?
The third floor of 12230 106 Avenue NW, Edmonton. A five-storey building on a signalised corner, central and walkable, with a surface lot beside it and a ramp to the underground.
What are the hours?
7 am to 9 pm weekdays, 9 am to 5 pm Saturdays, closed Sundays. Residents have a fob and come and go 24/7, Sundays included.
Is it noisy?
No piped music, anywhere, ever. Calls happen behind a door: your own office, or the team room when it is free. The desks are the quiet zone; the commons is where talking is allowed. Headphones on means focus mode and nobody will interrupt you.
What about winter?
The underground stalls and the ramp are heated. The floor is warm, and every office has its own radiator valve. Twenty-six people came to Pastries & products at minus thirty-one in February, which we take as a review.
Is there a workshop?
No. The floor is for desk work, meetings, storage and the programme. No prototyping, production or retail happens on the floor. If it ever does, it will be inside a one-off masterclass.
Is it accessible?
Two elevators open beside the front desk in the middle of the floor, and every room is step-free from there. Tell us anything specific you need and we will make sure the walk-through covers it.
The practical bits
Where are the washrooms?
Two on the floor, one of them accessible, plus the building’s on the ground floor.
Is there a deposit on the fob?
$40, refunded when it comes back.
How am I invoiced?
On the first of the month, paid by card or e-transfer. Day passes are paid at the front desk on the day.
Can I bring a guest?
A guest at your desk for a meeting is fine. A guest working all day is a day pass.
Which elevator do I use?
There are two cars beside the front desk. Both reach the third floor; pallets use the larger one.
What are the holiday hours?
Closed 25 and 26 December and 1 January. Open the other statutory holidays with the front desk unstaffed. Residents’ fobs work throughout.
About us
Who runs this?
A sister business to Zenith Commercial, an Edmonton commercial real estate brokerage. That is why the session on commercial leases is taught by people who negotiate them for a living, and why we are careful about what we claim: in this trade the tenant who was oversold remembers it for the length of the lease.
Is this an incubator or a coworking space?
Today it is a very good rent-a-desk floor with a programme attached. We are building the incubator in phases, in the order it can be built: a floor that runs well, then a programme people would pay for on its own, then the relationships that take years. We will describe each phase when it is real.
Do you make investor introductions?
Not yet, and we will not say we do until an investor has been in the room.
Why the strange name?
It is a working name. The real one is coming.
Still a question? Ask it on the floor.
Twenty minutes, no pitch. You will get a straight answer on price and availability, and then we leave you alone.
